w20 The applicant engaging a professional landscape firm to survey existing vegetation with a view to identify any existing vegetation that could be saved. is further recommended that: Bosa Development Corporation be advised that after reviewing the matter of developing the Municipal lands in the south Shaughnessy Area, Council has decided not to proceed at this time. The "Shaughnessy Lande Neighbourhood Plan" be received and the Planning Department be inatructed to use it as reference in developing an "Area Control Plan", in due time. A Rezoning application for the subject properties was submitted to the Municipality in December 1988. After preliminary consideration by Staff the Municipal Council, on the advise of the Planning Committee requested that a Public Information Meeting be held on this project. The Public Information Meeting took place on June 8, 1989 with a number of concerns being expressed by residents in the area. these concerns, the most significant were: Increased traffic due to the opening of Shaughnessy Street; Provision of appropriate park land in the area; Preservation of some of the existing vegetation; Preservation of the Poco Trail; Concerns about stability of the slope where townhouses are proposed. After the Public Information Meeting, the Municipal Council put the project on held pending an overall concept for the development of the area, including the applicant's land and the City's own lands. Working in consultantion with Municipal Staff, on March 29, 1990 the applicant submitted a Concept "Neighbourhood Plan" that includes all tands west of Mary Hill Road and south of Pitt River Road. Two alternative "Concept Plans", which are illustrated in the attached Drawings No. 2 and 3, are included. The Neighbourhood Plan shows identical development of the applicant's property in both of the suggested Concept Plans; the only major difference between the two concepts is the location of the larger park proposed for this area. coedl SO
