RECOMMENDATION:

| That City Counci! direct the Clerk's office to prepare a bylaw
rezoning Lot A, D.L. 340, Grpe 1, Ref. Plan 71846 trom RS~3 to
RS~1t and RM=-3.

BACKGROUND & COMMENTS:

The above captioned property is a parcel of municipally owned
land. The City intends to sel| this property and is prezoning
it so that its future use will be known before it is sold.

; It is proposed that the northerly 2,347 hectares of the property

be zoned to an RS-i large lot residential zoning designation.

the south west corner of the Property, 0.928 hectares, is to be

' zoned to an RM=3 townhouse designation.

The rationale for selecting the designation’s is as follows;

7 a) RS-! large tot residential was selected as it is the only
residential zoning designation of sutticient size to function on
a hill side. As the majority of Surrounding development is
. single family residential, the RS=1 was chosen to provide
an compatible development. . ;

_ b) RM-3 townhouse is proposed to be ‘Socated in the south west
: corner of the site abutting a townhouse development site in |
Genstar and Mary Hill Bypass. lt is felt that topography and :
siting constraints of the part of the City land make townhouse
development the best form of building to be located there.
