The Lessor and the City agree as follows:

L The Lessor leases to the City the premises at 2280 Elgin Avenue, Port Coquitlam,
- British Columbia, consisting of the storefront portion of the building on Elgin
Avenue (the "Leased Premises"),

The term of this lease shall be from , 1994 to ___, 1995, subject to the
City’s option for renewal in Section 9 of this agreement. |

3. The City shall pay the Lessor a monthly rent of $325.00, payable in advance before
the first day of each month of the lease.

The Lessor shall pay all property taxes, water user rates, sewer user rates and $ther
utility rates and charges on the Leased Premises except as provided in Section 5.
The City shall pay all heating, electrical and telephone costs and charges fot the

The City shall not be responsible for repairs to the Leased Premises other than.
