Brown Director of Planning RE: 2225 Pitt River Road and 2135, 2151 Mary Hill Road Development Variance Permit Application File 58/89 RECOMMENDATION : THAT the Clerk's Office be directed to notify surrounding Property owners of this application to relax the front yard setback along Pitt River Road. AND THAT at a subsequent meeting the City Council adopt a resolution to permit the Zoning Bylaw No. 2240, Section 808 RM-4 Apartment Regulations. Subsection (5) Front Yard setback to b -5 In the original design for this project the Architect Oriented the buildings towards Central School Playgrounds. In that design the buildings were pulled away from Pitt River Road. They have reconsidered the initial plan of placing the buildings close to the school grounds. What is being Proposed is to push the ends of two buildings close to Pitt River Road, to provide space to pull units away from the playground. The only impact will be on the ends of two buildings from traffic noise. The decrease setback will not be visually prominent, because of the turn and rise in the road will distract attention. LAMe.
