Reality check a must in house market ANY HOUSE will sell and it all depends upon the ptice, particularly during an economic slowdown, says a local realtor, And that means sellers have to be reasonable in their expectations, says Jim Duffy of Century 21. Several weeks ago, Duffy was involved in the sale of a home which went on the market at $123,000 and was gone within a day at $120,000, “Actually there was a bit of a flurry in houses in this range earlier this year,” Duffy adds. It’s a sign that prices — off by upwards of 18 per cent from several years ago — combined with low interest rates are keeping the market here relatively active. While there is a good selection, Duffy says the inventory of homes in the $150,000 and up range is a bit limited. “In that $150,000 range in town, there are nine listings,” said Duffy of current offerings, “In the $160,000 range in town there are five listings and in the $170,000 range, three listings.” “It tells me there is some activily out there, If NWEC is successful, it wouldn’t take much activ- ity to create some short- ages out there,” Duffy said. And if sellers have to be reasonable, so do buyers. Prospective buyers who first want to sell their own homes might have a diffi- cult time persuading sell- ers to accept that as part of an offer, said Duffy. That's: due in part to not, knowing in a tentativersa jute; Hex tafe cursai market-how ‘long it might... take for the prospective purchaser’s own- home to sell. Sellers don’t want to tie themselves to a such an offer at the risk of having io pass up another one that doesn’t have that condi- tion. Still, Duffy said sellers can stipulate that buyers remove that condition within a set time, normally 24 to 72 hours. From Page A10 Low rates a buffer “It’s a lose-lose. The bank loses, the person loses although the lawyers and the real estate agents do OK,” Evans noted. While those same inter- est rates may be helping people keep their homes, they are also working against people trying to sell lower-priced proper- ties, “The mobile market is dead. It's becoming harder to finance them, particu- larly if they are too old,” says Lisa Godlinski from Royal-LePage who is also the vice president of the ‘B.C. Northern Real Estate Board. Instead, people who might have considered a mobile 10 years ago as a stepping stone toward a house ‘are now finding that the low rates can put them into a house much earlier. “J just did a $157,000 mortgage. The payment .was $850 a month. Once you look at pad rent and the mobile price, it’s cheaper to buy,” said God- linski. . April is Dental Health Month .« aby your teeth Eca Genta. The addition will bring the store up to nearly 40,000 square feet in size. “We're committed to the community and rejuvenating stores is a continual need as new products are made available,” said Oswald. Safeway has been at its Lakelse loca- tion since 1968 and its last major renova- tion and expansion took place in 1993. Although the project comes on the heels of the recent expansion of Overwai- tea and a name change to Save-On- Foods, Oswald said there is no connec- lion. “Our real estate division works on a long term plan, set out over five years,” she said “In the supermarket industry you have to continue to rejuvenate as new products become available. “The planning used to be on a 10-year cycle, Now it is every three to five years,” Oswald said, Safeway began adding self-serve gas- bar kiosks to its western Canadian stores more than a year ago and there are now more than 20 of them. Safeway will also be competilive in pricing gas with customers getting a dis- count based on using the company’s club card program, Oswald said. City official David Trawin last week said Safeway still has to secure the ne- cessary permits for both its gasbar and . expansion plans, And it also has ta work out the details of ils expansion. Safeway can either build out from the west toward Ottawa St. or purchase a portion of the building occu- pied by Bargain Shop and expand in that direction. “They have some options and each will require some [approval] work,” Tra- win said. , Natal aa te eat ta ia ase PaDat Pra Prt nt aD ae Parana ' Q ‘ ae be bilingual Me ) * * 0 Registration is open now t e GRADE | 5 &. ‘rma and Kindergarten “gen ye i ie ie i ae A ie ee ee _ fn oe ie ie ee a Sponsored by Canadian Parents for French Questions 635-3115 Child lo mincing provided r i oe ee LS SS a a a Cx = as a LIK COonK we daar Eng cf 2002 Drive System + Convert-a-Cab" System for a quick switch between truck and SUV + Vatlable Sized Cargo fled > Vortec 5300 V8 Engine « Autolrac 4 Wheel NEW!
