Director of Planning dment to RS-l and RS-2 Zones ing and Development Committee — April 24, 1990 It ig recommended that the "City of Port Coquitlam Zoning Bylaw, 1979, No. 1651," Part VIII - "Residential Zones" be emended aa follows: Section 801 "Large Lot Reaidential" (RS-1), Subsection 4 "Front Yard", and Section 802 "Small Lot Residential" (RS-2) Subsection 4 "Front Yard" be amended to read aa follows: “The front yard of any principal building shall not be less than 7.5 meters (24.5 feet) except that: this front yard may be reduced to not less than 6 meters (19.7 feet) for one portion of the principal building, not exceeding 7 meters in width, nor one storey of 5 meters or less in height. DISCUSSION: A recent amendment to the RS—1 and RS-2 zones intended to permit portions of residential buildings, not exceeding 6 meters in width nor a height of 1 storey or 6 meters, to have reduced setbacks of 6 meters, rather than the standard 7.5 meters. The amendment was to allow a portion of the principal building, usually the garage, to have a reduced setback, to provide added flexibility to the siting of the principal building on the property. Members of the Development Industry have brought to the attention to the Planning Department that the maximum width of 6 meters sllowed with a reduced setback is not sufficient to accommodate a two car garage. They also noticed that the 6 meter height may be misunderstood as to permitting more than one storey.
