Please provide an appropriate landscaping plan, identifying those existing trees which are to be preserved; Vehicular circulation and parking for residential and commercial uses Should be clearly separated. Parking isles must not be used by both commercial and residential vehicles; Commercial loading areas should be accessible only from the commercial portion of the project; The separation between the rear~pedestrian access to the commercial building and the residential parking should be clarified: Please provide details of fencing and of any free standing sign you may be considering; A strip of landscaping between the internal driveway and Davies Avenue should be provided within private property; We have some concerns about the shape and proportions of Building A and the limited information submitted on the elevations of Buildings A and B. Additional design input should be considered. The above summarizes our design concerns at this time. Please he informed that there is a number of Engineering requirements for this project; they will be specifically formulated after approval to proceed has been granted. The Planning Department is recommending that this area of the city be declared a Mandatory Development Permit area, therefore, subject to Council approval, it may be necessary for you to submit a formal application for Development Permit.
