Brown Director of Community Pianning SUBJECT: Rezoning -Apptication 5/84 2378/2382 Wilson Avenue RECOMMENDATION: That City Council! direct the Clerk's Office to prepare a Bylaw rezoning Lot I21, Block R, D/L 289, Plan 62184 from an RM-2 Apartment Designation and an RM-4 Apartment Designation. COMMENT: 1. The property for this proposed 16 suite apartment building Is located immediately east of Orchard Valley condominiums and south of the recent 33 suite apartment development proposed. at the corner of Wiison and Bury. ant RS PRs 4 & g a } ‘ f v4 4 H ‘ The proposed building ts a small, four tot, infill development. The building contains a total of 4 suites per floor. This low density unit count is due to the market in which the building is to be sold, condominiums. From a community plan point of view, this building fits in with the plan designation of this area as being the first area for apartment development. Likewise, as the building is next decor to a large apartment development, it Is an extension of growth rather than being a "teap frog" of development into a single family house area... It Is for this reason, fitting the Community Pian objectives for apartment development, that support for this application is being proposed. Architectually, the building reflects materials used on surrounding buildings, Orchard Valtey and the Buttjes apartment proposa! north of Wilson Avenue. As the building has picked. up on materials and cotors of the surrounding buildings it should fit in. The building Is not architectually dramatic and will not draw attention to itself. In conclusion, approval of this apartment proposal Is recommended. The basis for this recommendation is the apartments ‘compliance with Community Plan objectives for the Shaughnessy corridor, Wilson Avenue neighbourhood.
