Brown Director of Planning SUBJECT: Development Permit No. 1/86 2615 Kingsway Avenue RECOMMENDATION: That City Counci! adopt the attached resolution, enacting a development permit for the above captioned property. BACKGROUND ANO COMMENTS: This application is to permit a sideyard of the proposed building to be reduced to zero from 6 metres. The required sideyards for industrial buildings are for one yard to be wide enough for vehicle access to the back of the property. As this property has lane access to the back It Is not necessary to have a wide sideyard. The area, Kingsway Avenue near Westwood, Is a Sight industrial district composed of a number of sma!l lots. The M-1, General industrial District is directed to regulating of large properties occupied by multi-bay industria! bulldings. Due to the difference between the form of development expected by the Zoning Bylaw and the kind of buildings and businesses locating In this vicinity some of the reguiations are not applicable. As the building has lane access to the back, this report is recommending that a Development Permit be fssued.
