Parks and Recreation Department and R.C.M.F.: No comments. DISCUSSION: The application is for rezoning to 13 RS-2 lots and one RT-1 lot. In order to permit access to lots fronting Prairie Avenue or Freemont Street a service lane has been outlined on the subdivision plan. The drawing attached to this report shows a lot number 10 that complies in area and dimensions with the minimum dimensiona for a duplex lot. However, this drawing does not contemplate a required two meter widening of Prairie Avenue which would result in Lot 10 having a reduced width. The use of this parcel for single family uses generally complies with the designation of the property in the Official Community Plan. However, the insertion of a duplex lots within a new subdivision that proposes exclusively minimum lot sizes should not be encouraged as the single farily character of the new subdivision may be compromised. The Planning Committee, therefore is recommending that the application be approved for Rezoning to RS-2 which would permit the subdivision of the property into approximately 14 single family lots.
