Siting and Accesses:

Commercial “evelopment along Ninsway will ‘te encouraged to minimize
the amount of front yard parking. ‘here sarking is located in the
front yard, appropriate landscaping shall se provided to soften the
visual impact of the large parking areas from the road.

Landscaping:

Substantial landscaping to screen parking areas fron the streets and
adjacent residential buildings and interplanting of the parking area
with trees is required. Petention of mature trees to integrate into
the overall landscapine is encouraged.

All vegetation used for landscaping shall te mature and of a cuality
acceptable to the Municipality. All planting must comply with th

standards of or standards similar of those of the 53.C.I.T.A.

All materials other than vegetation, used “or landscaping shall be
"non~skid' type and of durable auality. .

All landscaping fronting the street shall use trees whenever possible.

Signage:

All signs and signage should be architectually coordinated with the
overall design of buildings and landscaping. Free standing signs
shall be incorperated into the design of the landscaped area and
shall not exceed 2.4 meters (& feet) in height, except that for
commercial properties fronting Lougheed Highway the limitations in
the ‘Sign Bylaw, 1965, No. 2095', inciuding any amendments or
additional regulations Council may pass from time to time, apply.

Implementation:

To facilitate implementation of these guidelines, any Cevelopment
Permit issued for properties within this Development Permit Area VII,
may, Subject to the restrictions of the ‘‘unicipal Act, and unless
otherwise specified in the above guidelines, vary or supplement the
Bylaws regulating zoning, parking, works and services, drainage,
signs, screening, landscaping, and subdivision. .

“Minor variations which do not change the intent of the guidelines may
ve permitted without an amendment of the Development Permit Area
guidelines, subject to the approval of the Pirector of Community
Planning.
