RRUMP 1518 GRANT AVENUE PORT COQUITLAM, B.C, To the City Council of Port Coquitlam Re: Rezoning Application Corner Coast Meridian and Grant Avenue We are the owners of 1518 Grant Avenue, across the street from the properties awaiting rezoning, We have asked several Real Estate Agents what effect this rezoning for commercial use will have on our property, and they all agree that the assessed value of our house and property will decrease, If a house is very old and ready to be torn down, it would not matter so mich, but our house is still in very good condition, and we have always tried to keep our house and yard looking nice and clean, Even if we wanted to sell our house this would be very difficult, if a commercial building were to be close by, not to mention the loss because of the decreased value, Mr, Wakabayashi of Park Georgia Realty has been trying to sell the house next to the properties in question for some time, but any prospective buyers have pulled out of a deal as soon as they learned of the rezoning application. The owners have even lowered the price of the house now in order to try and sell it, Although the applicant for the rezoning assures us that he intends to use the building he plans to construct only for offices, he could easily sell the place ts Someone who might want to open a store, which in turn would create a lot more noise and traffic. An empty building at night often attracts undesirable people to hang around with resulting vandalism to the neighbourhoed, Since both sides of Prairie Avenue between Coast Meridian and Vincent are designated for commercial use plus some additional areas next to Northside Shopping Centre we really feel that there is enough space available for commercial development, without having to invade a residential street like Grant Ave, In our opinion there is no need for more small stores in this area to open just yet, since so many already in existence have a.lot of trouble to stay in business, In view of all these facts we strongly oppose the rezoning application of the properties on Grant Avenue, and we urge the City Council to bear in mind all the residents affected on Grant Avenue, and to reject the application in question, Sincerely, Via ye on — Li Pie Soe!
