Brown Director of Community Planning SUBJECT: 2648 Kingsway Rezoning Application 13/85 RECOMMENDATION: That City Council direct the Clerk's Office to | Prepare a bylaw rezoning Lot 3, O.L. 379 NWLD Plan 8009 from RS=~| to C2, COMMENTS: This application contorms to the deveiopment directions of the draft Community Plan, Development policies of the plan for the Kingsway area are to encourage service commercial development along the southside of Kingsway to buffer future residential development to the south along Coquitlam River from traffic noise. AS noted abova this proposal will serve as a commercial! buffer as suggested in the plan. With regards to Zoning Bylaw requirements, the building proposal varies from the rear yard requirement’ of 6 metres providing a zero setback, shifting that space to the front yard providing a 6 matre setback there, |.5 metres are required, The design rationale for that setback, Is the character of Kingsway as a truck route and front yard ge* back precedent set by other buildings are for a deep front yard It should ba noted that the rear yard deficiency wl!!l not have an Impact on the development or nelghbouring lots. The rear yard Is normally used for ftoading and parking. In this Instance they will be accommodated in a 6 metre wide side yard along Burliegh.
