July 14th, 1975 /3. 201 units, and now this development with 76. He added that it was his information that the high school that services the area is already on shift and there is no developed park in the area in addition to the capacity of the elementary school in the area. His Worship Mayor Campbell stated that he had it in writing that the G.V.R.D. would not permit occupation of its units unless adequate school accommodation was available. Mr. Wenham also stated that rental accommodation usually became very untidy and uncared for because it was a transient population who didn't care and Alderman Thompson noted that in the past this observation was probably quite true, however, at the present time with the level of available rental accommodation at less than }; of 1%, rente.s were more careful with the property for fear of eviction. Alderman Laking noted that in each of the projects being developed at present the renters paid a management fee to cover maintenance of the property and grounds on a continuous basis. Mr. Wheatley questioned that even though the playground was indicated on the plans of the development, what guarantee was there that it would become a reality and he was assured that this requirement formed part of the Land Use Contract. Mrs. Melody Watt of 2959 Coast Meridian Road added her concern over adequate school accommodation and was assured that the addition to Birchland School was currently underway and future additions would be made as the need arose. In respect to Mrs. Watt's question for additional sidewalks for Coast Meridian Road, Mr. Borch advised that nothing further was planned ec this time. Mr. Car Milner, a resident of the area expressed his opinion that it was a very overcrowded development, that the playground ares was of insufficient size to accommodate a population of approximately 2 children per unit and in addition he felt there was no way that Birchland School could accommodate an additional 550 children which would probably be generated by this and the G.V.R.D. development. In response to Mr. Milner's question regarding the percentage of land coverage, the City Planner advised that this project has approximately 25% site coverage where the maximum permitted by the Zoning By-law is 35% so this particular development as proposed provides ample open space and a ratio of 18 units per acre which is low for an apartment type development. Mr. Meyer of 2994 Coast Meridian Road questioned the exact location of the proposed play- ground area and also if the front of the property would be left in the treed state as it presently is abu:. ung his South property line.
