Brown Director of Planning 2354-58 Whyte Avenue Development Variance Permit File No. 76/89 RECOMMENDATION: THAT the Clerk's Office be directed to inform surrounding neighbours of this application and place a resolution on a subsequent agenda of Council AND THAT Council approve reduction of the requirements of the Zoning Bylaw No. 2240, Section 808 (7) minimum lot depth for Parcels A of Lots 14 and 15 in Block 3, D.L. 379, NWLD Plan 1213 be reduced from 7.5 metres to 7 metres, COMMENTS : This reduction in lot depth is being requested because of information extended from City Hall being in error. Maps used for lot size in preparing drawings of the Second Step Society Building proposed for the west end of Whyte Avenue showed a lot depth of 132 feet, the final survey plan shows the lot being 128 feet in depth. Drawings for the proposed building were prepared on the Original larger site. Revisions have been made to the building to accommodate most of the change. One corner of the parking garage, south east, encroaches into the required rear yard by one foot. All habitabie parts of the building conform to the zoning bylaw setback requirements.
