WHEREAS the Landlord has agreed to lease to the Tenant
and the Tenant has agreed to lease from the Landlord, en the
terms and conditions set out herein, the following premises owned
by the Landlord in the City of Port Coquitlam, in the Province of

British Columbia:

the basement, main floor and two upstairs rooms as
agreed upon by the parties in the huilding known as the
Kilmer House, lecated on lands legally described as Lot
12, District Lot 384, Group 1, New Westminster

District, Plan 74266

(the "Premises")

NOW THEREFORE the parties in consideration of the

terms, conditions and agreements contained herein, hereby

covenant and agree as follows:
