Mabbett Alderman G.R. Laking K.J. Stinson. Respectfully submitted. Item I Re: 2061 Kingsway Avenue, Lot 17, Plan 10150. Comments: A letter requesting approval in principal of a proposed subdivision for the purpose of an Industrial Estate was received. The purpose of the subdivision is to develope a rental warehousing scheme as well as creating several parcels, presumably for reeale. Committee Comments: The Committee felt that a warehousing use on the north east corner of Kingsway and Tyner is desirable as it is compatible with existing uses, i.e. Recreation Center. At this cime the Committee feels that only a subdivision creating two ten acre parcels should be entertained. It was generally felt that the proposed layout is undesirable due to the number of road accesses proposed and parcel size. Recommendation: The Committee recommended that a letter be sent to the applicant outlining the undesirablities of the proposed plan and that subdivision and development will only be considered at the time building and clients are ready for construction. Item If Re: Subdivision S4#48-71 - Sand Mountain Holdings Ltd., ~ Coast Meridian aud Lynnwood Avenue. Comments: The Committee discussed the proposed road closure and after due discussion suggests the following: that the propesed road closure be exchanged for a City parcel run~- ning parallel to the existing center line of the creek for a min- imum of 35' on either side of the creek through the proposed development. and further that a more desirable and suitable road pattern be drawn.
