PROJECT DESCRIPTION: The preliminary plans submitted for the Grace Gospel Tabernacle, show a building of approximately 15,000 ee2, with a +/- 4500 £t* sanctuary and a number of accessory rooms including offices, a daycare and nursery room, a large kitchen facility, five classrooma of different sizes , and a "fireside room'' or meeting room. The building, initiaily designed as a large industrial building haa been appropriately customized to break its large volume into smaller ones; the emall units graciously combine to add interest to the building and to reduce its impact on the surrounding area. _ Finished with glass and stucco, this concrete block building will have the appearance of a reinforced concrete, post and beam building; the building design borrows from the volumetr?2 forms of the Municipal Hall, which in the long-run should help integrate tne church with newer development in the area. A parking lot for 57 vehicles is provided with access off Jane and Dixon streets, to reduce the traffic impact of this facility onto Kingaway Avenue. Sufficient landscape areas have been designed to permit appropriate screening of the parking areas from the surrounding streets. DISCUSSION: The proposed rezoning will permit the reconstruction of the Grace Gospel Tabernacle currently at the corner of Dixon Street and Kingsway Avenue. The proposed building is substantially better than the existing building and of a quality compatible with the desired development for thia area. Council should notice that Lot A Plan 78712, where the church is currently located, will only partially be used for the construction of the new church.
