THE CORPORATION OF THE CITY GF PORT COQUITLAM ITEM IIT Re: H.A. Roberts Subdivision West of Bedford Street . In 1976 Council granted approval to a request from the District to allow an industrial subdivision west of Bedford Street with access to Bedford Street. Council set conditions at the time that Bedford Street would be reconstructed and paved to an industrial standard and that the District confirm the type of industrial development that will take place. . We have received a revised request from the District based on a new subdivision layout as shown on the attached sketch. This layout is necessitated by the fact that Highways ‘has obtained a road allowance through the property for a future Coquitlam River crossing. Another change from the original subdivision is that the proposed subdivision now includes lot A which has frontage on Bedford Street. The District has con- firmed that. they will be supplying water and sewer to the sub- division and therefore all that is required from the City is access. In this situation it would be difficult to deny access because the property does front on Bedford Street. However, it is still possible to control the servicing as part of the sub- division requirements. The City Approving Officer must sign the subdivision plans. The present zoning on the northerly site is M-1 which is general industrial while the proposed zoning on the southerly site is M-2 which is service industrial. Both of these uses generate a considerable amount of truck traffic. The Committee recommends that the proposed subdivision be approved subject t6 Bedford Street being reconstructed and paved from the south property line to Kingsway to a full indus- trial standard.
