PROJECT DESCRIPTION: The proposed four storey apartment building has 26 units (designed as 13 one bedroom and den, 13 two bedroom unite). The Parking Bylaw requires 39 resident parking stalle and 5 visitor parking stalls. 44 parking spaces are provided in an underground structure, accessed from the lane at the rear of the building. The site area is 17,812 sq. ft. The site coverage proposed is 41.5%, the proposed F.A.R. is 1.39. The setbacks follow the requirements under the Zoning Bylaw with the exception of the front yard which will require a relaxation from 24.5 ft to 23 ft. (1.5 ft.). The height of the building is approximately 43 feet. COMMENTS FROM OTHER 2ARTMENTS Engi ing D . 1. Vincent Street to be constructed 1/2 road plus 1.0 meters (future width 10.5 m) c/w barrier type curb and gutter concrete sidewalk from Grant Avenue to the lane south. Grant Avenue to be constructed 1/2 road plus 1.0 m. (future width 10.5 m) . c/w barrier type curb an gutter concrete sidewalk and ornamental street lighting for the full frontage of the site. A 200 mm dia. watermain is required to be installed on Vincent Street from Grant Avenue to the existing main on Fraser Avenue. A site service connection and hydrant(s) will be included with this installation. The site is to be serviced with underground hydro and telephone connections. The lane south of Grant Avenue is to be paved for the full length of the site complete with CB's as required. Sanitary and storm connection to be installed by City forces at developers cost at building permit application.
