SUBJECT: Application to rezone a lot on Coast Meridian Road from RS-1 to
RM~3 for the development of a 5-unit apartment project.

DESCRIPTION:

BACKGROUND : The site in question is 12,200+ sq. ft. in size and is presently
zoned single family residential (RS-1).

The proposed development is a 5—unit apartment at 2440 sq. ft.
of site area per unit. The RM3 zoning requires 2400 sq. ft. of
site are” per unit. :

The site, although zoned RS-1, is within development phase II
of the apartment location guide plan.

The requested zoning change, therefore, conforms to the City's
objective in respect to apartment development.

RECOMMENDATION: .
This application was dealt with by the Planning and Zoning’

Committee at its meeting on August 11, 1976, and the Committee
recommends approval of the development. The Committee further
recommends that the requirement of a public information meeting
be waived as the site is designated for apartment use by the
apartment location guide plan.
