THE CORPORATION OF THE CITY OF PORT Col UITLAM
BY-LAW NO. 1561
A By-law to authorize the City to enter into Land Use Contract No. 24+
WHEREAS the "City of Port Coquitlam Zoning By-law, 1969, No. 918"
as azended designates certain areas of land within the zones set out
therein as "Development Areas";
AND WHEREAS the lands hereinafter described are Situate within an

area so designated;

AND _MHEREAS the Owner of the said lands has made application for a
Land Use Contract to authorize works, development, and use some aspects
of which ate not in conformity with the relevant City by-laws as the’
same apply to the zone in which the said lands are situate;

AND WHEREAS the Ccuncil has given due regard to the following
considerations: _

L {a> the promotion of health, safety, convenience and welfare of

the public.

(b) the prevention of the overcrowding of land, and the preservation

of the amenities particular to any zone.

(c) the securing of adequate light, air and access.

{d} the value of the land and the nature of ite present and prospective
use ard occupancy,

(e) the character cf each zone, the character of the buildings
already erected and the peculiar suitability of the zone for particular

use.

(£) the conservation of property values.

2. (a) the development of areas to promote greater efficiency and

quality. .
(bd) the inpact of development on present and future public costs,

(ce) the betterment of the environment.

() the fulZillsent of community goals.

(e) the provision of necessary public space,

and it is deemed decirable to enter into Land Use Contract No. 24 in the
fors and to the extent hereinafter provided;

NOW THEREFORE the Municipal Council of The Corporation of the City ,
of Port Coquitiva, in open meeting assembled, enacts as followr:
1. The Council of The Corporation of the City of Fore Coquitlam is

hereby authorized and empowered to enter into a Land Use Contract vith

Trinoda Holdings Limited, Mezz ~ 9304 Salish Court, Burnaby, B.C. in the

form and to the extent set forth in “Land Use Contract No. 24"

which ia the Schedule hereto d and made part of this By-lav.
2. ‘The said Land Use Contract No. 24 shall extend to and shall regulate
the development and use of the lands described therein.
3. Land Use Contract No. 24 shall have the force and effect of u
restrictive covenant running with the land desevibed therein and shall
be registered in the New Westminster Land Registry Office.
4, This By-law may be cited for ell Purposes as “Land Use Contract No. 24
Authorization By-law, 1977, No. 1561",

Septeaber, 1977. .
