RECOMMENDATION :

1.

That this application be approved to proceed for rezoning from RS-1 (Large
Lot Residential) to C-2 (Neighbourhood Commercial) under Section 963 of
the Municipal Act subject to:

Completion cf a design to the satisfaction of the Director of
Planning;

Satisfaction of Engineering Department requirements;

Submission of landscaping plans to the satisfaction of the Parks and
Recreation Department; :

Satisfaction of Building Department concerns;

The project being subject to 1993 rates for Development Cost Charges;
Consolidation of the properties into one lot;

Issuance of a Development Permit; and

Registration of a statutory Right of Way to provide unrestricted
access to Lot 90, Plan 33968, and Lot 193, Plan 44046;

That the Planning Department be authorized to draft Development Permit No.
65/933 and

That the Mayor and Clerk be authorized to sign the documents when
completed subject to the conditions noted above.
