1. THAT this application be approved to preceed for rezoning from RS=1)
(Single Family Residential) to C-2 (Neighbourhood Commercial) under
Section 963 of the Municipal Act subject to:

a. Completion of a design to the satisfaction of the Director of -
Planning, that fully complies with the provisions of the C-2 zone;

Satisfaction of Engineering requirements}

Submission of landscaping plans to the satisfaction of the Parks and
Recreation Department;

Satisfaction of Building Department requirements};
Consolidation of the properties into one lot; and

Issuance of a Development Permit.

THAT the Planning Department be authorized to draft Development Permit
39/923 and

3, THAT the Mayor and Clerk be authorized to sign the documents when
completed subject to the conditions noted above.

BACKGROUND:

This application will permit the development of a retail and office
commercial building. The subject property is in an area deaignated for
Commercial use in the Official Community Plan.
