The applicants have chosen the avenue of a Development Variance Permit rather than applying for rezoning of the property, due to timing conatraints. (Rezoning of this property from RS-3 Estate Residential to R5-2 Small Lot Residential would be supported, however is not mandatory to permit the construction of a single-family residence on the lot.) The need for a relaxation comes about due to the odd zoning of the land and not for technical, aesthetic or safety reasons of any kind.
