Re: - As a result of recent requests in the above mentioned area for rezoning from RS-2 to RS-1, this department has investigated the inadequacy of the domestic water system in this area. The following are my comments and recommendations: 7 1] In the area bounded by Brown-Morgan-Ryan and Warwick, that is serviced with sanitary sewer and by constructed public roads, there are nine potential con- ; : solidations ( 2 - 33 ft. lots) that can be proceeded with along the lines of the Wells-Garner preposal. In order to provide a minimum acceptable fire flow by means of a water main loop installation on Brown between Morgan and Langan and by means of some in line valves and fire hydrant installations, an expenditure : of approximately $5,000.00 to $5,500.00 will be required. 2} Further expenditures on the water works system will be necessary in the area north and east of Warwick and Ryan respectively, However it is anticipated that water main extensions on Marshall and Warwick, water main renewal on Broadway and various in line valves and hydrant installations can be obtained through normal development procedures. . 3] a] he present time the City is considering # RE~2 to RS-1 rezoning applications on fo ” otential consolidations on Morgan, .£ would recommend that each of these proposed consolidations be assessed the sum of $600.00 in order to provide. for the thinimum water works improvements described above.
