PROJECT DESCRIPTION: The proposed commercial building will be located on a lot 60' x 159’ (9,000 sq. ft). The area of the proposed building is 3,509 sq ft., for a site coverage of 39% (the Zoning Bylaw permits up to 70%). There will be 11 parking spaces provided, which exceeds the parking requirements of 7 parking spaces; the parking will be located in the front area of the lot. The loading area will be accessed from a service lane at the rear of the property. The design needs to be adjusted to accommodate a 1.0 m right-of-way along Prairie Avenue, to facilitate a bicycle path. COMMENTS FROM OTHER DEPARTMENTS 1. A 1.0 m wide right-of-way along the Prairie Avenue frontage is required for the purpose of a bicycle path. 2. The lane south of Prairie Avenue to be paved, complete with c/w catch basin(s) as required, for the full width of the site. Service connections for sanitary, storm and water are to be installed by the City at the Developer's Cost at building permit application. The site to be serviced with underground hydro and telephone. Development Cost Charges are applicable and will be assessed at building permit application. Building Department: . 1. The building will require fire sprinklers. 2.
