DISCUSSION:

The project generally conforms to Zoning Regulations and the design
guidelines outlined in the Official Community Plan. As noted previously, the
visitor parking needs to be accommodated on the site plan.

Approval of this Rezoning and Development Permit Application will permit
the construction of 55 new townhouse buildings within the Riverwood
Development Permit Area. It is recommended that this application be approved,

subject to the conditiona noted above.
