March 19/77 - The Corporation of Port Coquitlam, Mayor Campbell and Council. Dear Sir: In reference to your letter March 14th,1977 re: property 1477 Lougheed Hwy. P.Coq. We received your letter in regards to the passage of bylaw no. 1510 which is now down zoned to A#l Agr. zone. Your decision is not to our satisfaction as it was hurriedly past without due consideration, We are discriminated due to the fact that we are far removed from the disputed area lot 73 and 7, That you have retained lot 72 as C.S.1 zone on the grounds that it has a commercial building. The council has not shown full cooperation as we have extended to YOUs We have paid appr. $17,000.90 on taxes based on ©.5~1 zoned frontage in three years. Grounds: . | ae Lot 73 + 74 are only down zoned to R.oSe-2 and they do not require up- zoning via the G.V.RoD. as we have to. i be Lot 72 has retained its C.S-1 zone because it has an commercial building : We remind you that we TOO had two commercial buildings which were remo- ved by the Dept. of Hwy's for which we did not receive compensation, with the understanding that we again could errect buildings on our C.S=1 zone | frontage. Again we confirm that we have access to our property that ser-~ } ves our existing buildings and this will always be retained, We are aware, that if comprehensive development takes place new access has to be consi-, dered. But this is NO reason for the council to ‘down zone'because of ac-! cess as this requires approval by the Hwy's Dept and your Eng. Depte You are well aware that we have contacted and cooperated with your plan- ning and engineering dept. before any development was contemplated. An actual meetin was held with Mr, Lee » Borg , Mayor Campbell , Heron Dev. and the owners as to what was required and to what extent the develop- ment was going to be, We have paid taxes on C.S.-1 zoning which is now Agrcultural zoning i.e. we have been over charged, In conclusion we again appeal to your decision, that in all fairness the property owners, and to the best of interest of the Municipality, our. land be reinstated to C.S-1 zone. See your letter Sept 22,76. We have in-| vested a large amount of money and lost our revenues due to the removal of the buildings we are now forced to an alternative plan that will fit. in the Agricultural concept. The Heron Development has cancelled its op- tion due to the uncertainties created by this council. Again we appeal | to you and réconsider your decision, We are willing at any time to assist you im matters relating to development, access to the property etc. Yours truly, ~ G.Lieuwen , Grest Pac Contracting Ltd
