(hereinafter called the "Leasor")

(hereinafter called the “Lessee")

WHEREAS the Lessor is the registered owner of the lands and premises
gltuate and municipally known as 2517 Wilson Avenue, Port Coquitlam, British
ColumblLa, amd legally described aa:

Lot 4, District Lot 379, Group One, Plan 17609 New Westminster
District; Port Coquitian, B.C.

(hereinafter called the "Premises");

AND WHEREAS the Lessee desires to rent the Premises from the Lessor on
a month to month basis;

WITNESSES that in conaideration of the premises, and of the gum of One
Dollar ($1.00) paid by each of the parties to the other, receipt of which is
hereby acknowledged, and other good and valuable consideration:

1. The Leseor does demise to the Lessee, his executors, administrators
and assigns, and the Lessee does hereby take and rent the Premises,
from the let day of April, 1992 for the term of one month, ylelding
during the term the rent of $800.00 of lawful money of Canada payable
in advance by the Lessee to the Lessor by delivery of the same to:
