Other points which would no doubt be included in the prospectus for the conversion COUNC OCT 2 9 1973 TO: Mayor and Council DATE: October 26, 1973 FROM: Planning and Zoning Committee The Planning and Zning Committee met on Wednesday, October 24th and discussed the following applications for strata subdivisions. 1. Application No. $$2-73 -18 suite apartment, 3015 Cambridge Street The applicant submitted an application for strata subdivision on this apartment building which is presently a regular rental apartment unit including studios, one and two bedroom suites. Report submitted by H.A. Roberts, agents ior the owners, is attached. The report includes comments on what the owners would do to improve the building and it includes the summary of interviews with each of the current tenants. ; Also attached is a petition received from the tenants objecting to the conversion. The prices indicated in the attached summary are as follows: Studios $12,500. One bedroom inside stes. 15,506. One bedrocm corner stes. 16,200. Two bedroom units 18,600. are included in the attached information supplied by the owners. The owners are seeking preliminary approval at this time and if Council gives this approval they would submit a strata plan, proposed by-laws of the strata corporation and a prospectus type brochure. The application would then be processed through the seven point processing procedure adopted by Council on June 8, 1973 (copy attached for information). The Planning and Zoning Committee recommend that the project be given preliminary approval. There are many points for and against strata convers.ons and the Committee members will comment on the application during discussion in Council. 2. Application No. SS4-73 This application involves request for Council approval to subdivide a duplex located at 1602 - 04 Knappen by a strata subdivision. The owner wishes to create the strata subdivision so that individual ownership of each of the units would result. The Committee recommends that this application be given tentative approval subject to the seven point procedure of Council being followed. The Committee feels that there is an advantage in individual ownership of the duplex units from a point of view of maintenance and the creation of two saleable units will give someone an opportunity to purchase that might otherwise be forced to rent.
