Director of Planning 1631 Lougheed Highway Development Variance Permit Planning Department File No. 2/90 RECOMMENDATION : It is recommended that Council pass the following resolution: The Planning Department be authorized to prepare Development Variance Permit No. 2/90 subject to: 1. Completion of Rezoning Application No. 57/895 2. The applicant providing appropriate security for the landscaping of the site in accordance with the landscaping plans approved by the Parks and Recreation Department. PROJECT DESCRIPTION: The applicant is proposing the construction of a 62 unit motel at 1631 Lougheed Highway. The motel has been designed in compliance with all Municipal Bylaws except for portion of the front yard setback where a relaxation from the Bylaw requirements of 9 meters (29.53 feet) to 2.3 meters (7 feet) is requested. DISCUSSION: The proposed variance affects a portion of the front yard setback. This portion of the building fronts and additional widening of Lougheed Highway, created at the expense of the subject property to allow for appropriate turning radius for access from the frontage road to the Highway. The relaxation is justified in that the distance between the building and the center line of the Highway remains greater than that required from any other building along this stretch of the Highway; the relaxation is the result of a technicality and should not have any noticeable visual impact from the Highway point of view.
