Completion of a design to the satisfaction of the Director of Planning, including provisions for adequate rear yard setbacks; Solution of the concerns expressed by the Municipal Engineer, and Director of Building Department; Issuance of a Development Permit; The applicant being advised that the Building Code review will be done at the time of Building Permit Application. 5. Submission of landscaping plans to the satisfaction of the Parks and Recreation Director. BACKGROUND: The subject property is designated "Apartment" in the Official Community Plan, and is located immediate to Elks Park. The applicants had initially suggested a land exchange that would have slightly increased the Elks park's area, and would have provided the development with some additional deneity; however, the property involved in the exchange (south of the park) is no longer under the control of the applicant. PROJECT DESCRIPTION: The proposal is for a three storey apartment building with 27 bachelor, 1 bedroom, 1 bedroom and den and two bedroom suites. Density is estimated at 1.34 FSR with all parking provided underground. 44 parking stalls are provided, 2 under the bylaw requirements. 2/
