The building is designed in a post-modern style with heritage accents; the design although gererally complies with the guidelines for the Downtown Development Permit Area, is proposed to be finished with a lower quality that other newer developments in the Downtown. Yard setback relaxations are proposed in all sides of the building. The Planning Department can support and encourages the relaxations proposed fronting Shaughnessy Street and Kelly Avenue, as reflecting the intent of the Development Permit Area guidelines; also, Planning has no objections to a sideyard relaxation along the south side, facing Elks Park. However, Planning cannot support the relaxation of rear yard setbacks as currently proposed and the applicant has been requested to revise the project accordingly. COMMENTS FROM OTHER DEPARTMENTS: been received from the Departments noted: Engineering Department: Storm — Storm Sewer (600 DIA) exists on Shaughnessy; with the underground parking, pumping will be required. Sanitary ~ A4&450 DIA trunk main runs along Keiiy Avenue, a 200 DIA main runs in the lane to the east of Shaughnessy. Water ~ To achieve design flows, the main on Kelly Avenue will require upsizing to a 250 DIA from Shaughnessy to east property line of lane. Roads — Kelly Avenue to be upgraded half road and one meter C/W rollover curb and gutter, sidewalk and the street lighting from Shaughnessy to east property line of lane. Curb and gutter and sidewalk on Shaughnessy will require upgrading. Areas to be determined at a later date. Misc. — Lots will require consolidation. Building Department: ~ Access to be provided to both exits from secure visitor parking area. ~ A Building Code review will be done at the time of Building Permit application. Fire Department: ~ The Fire Department has no objections to this application.
