SUBJECT: Proposed Day Care Centre
1575 Pitt River Road

RECOMMENDATION: That City Council authorise location of a group
day care centre on Remnant Lot B, Plan 5257,
muntcipal address 1575 Pitt River Road.

COMMENTS:

1. This property is occupied by the ‘Kilmer House! and the
proposal is to use that house for a group day care centre of
up to 25 children.

In the group's letter of application, they explain that this
building's location adjacent to a school: and busy road wil
minimise any potential nuisance from children at the day care
centre. This report concurs with the applicant's comments
that any potential! nuisance from parents dropping off children
would be minimal. as would any noise problem, given the size of
this property.and its location across from.a school.

On the drawing submitted by the applicants no interior
renovations are shown. Based on that, the cabinetry and other
character architectural feature of this historic residence are
to be retained.

in concluston, a recommendation of approval for this
application is being proposed. The reasons for support are
that the proposed use is compatible with the surrounding
neighbourhood and a good use of a large dwelling.
