It is recommended that this app.ication be approved to proceed for Eesoning
from RS-3 to AM~5 under Section 963 of the Muaicipal Act aubject to:

1. Submission of a design to the satisfaction ef the Director of
Planning;

Submigsion of a landscape and open @pace plan to the satisfaction of
the Parks and Recreation Department,

Solution of the concerns expressed by the Municipal Engineer;
Isauance of a Development Permit; and
The building to be fully sprinklered.

further recommended that:

L. The Planning Department be authorized to draft Development. Permit
59/903 and

2. Council authorize the Mayor and Clerk to eign the Davelopment Permit
gubject to eucceasful completion of Rezoning Application 58/90.

The eubject site ia located withia the Dewntown Development Peemit Area
designated by the Official Community Plan.

There is a small parking lot (zoned C-5) immediately west of the site
and a duplex building to the east. Directly to the north (rear) ig a new
three storey plus basement apartment building. Older single family dwellings
are across the street (to the gouth) from the subject Bite.

The proposal is for a 21 unit apartmeat building in three storeys plus a
basement. Two of the units on the third fleor would have an additional loft
atorey.
