Brown Director of Community Planning’ RE: Rezoning Application 24/86 2272 Leigh Square (Telephone Building) "RECOMMENDATION: That City Council direct the Clerk's Office to prepare a bylaw rezoning Lots 3 and 4 of Block N, DL 379, Plan 16910 NWLD from P-2 to C-4, And that this rezoning be held at third reading stage until the applicant! show that they have made provision for off street parking to meet the requirenent for their proposed use. COMMENTS: The owners of the property, 8.C. Telephone. are replacing and moving equipment that used to occupy this building to another -location. As a result, the Telephone Company want to dispose of the property. Under the property's current zoning It can only be used for a public use and must be rezoned to another designation that permits private use of the land. ‘The local Elk's club have an option to purchase the building and have made application to rezone it. The zoning designation selected is C-4, downtown commercial. This designation is felt . tobe appropriate as it is the same as.surrounding zoning and permits a wide variety of downtown commercial uses that would flt in this location. Final reading of the rezoning bylaw shouid be made subject to the applicant making provision tor parking to meet the needs of ‘their proposed use. This requirement Is recommended because the telephone bullding does not have sufficient parking on site to meet the requirements for most uses.
