improvements are estimated currently to cost One Hundred

Thousand Dollars ($100,009.00), and all such works shall be

carried out and completed as part of Phase I of the develop~

ment authorized by this Land Use Contract.

Consents:

3. Tne Developer has obtained the consent of all persons
holding any registered interest in the land as set out in the

Consents to the use and Gevelopment set forth herein, wnich

Consents are attached hereto.

Uses:
4. The land, including the surface of water, and any
anc ali buildings, structures and improvements erected thereon,

thereover or therein shall be used for the purpose specified in

Schegule "8“ hereto and for no other purpose.

No building, structure or improvement shall be sited,
constructed, reconstructed, altered, moved or extended upon
except in compliance with the plans and specifications for the
use and development of the land, approved by the Municipal Engi-
neer, wnich said plans and specifications are hereby incorpora~

ted by reference and form part of this Contract.

6. No sign shall be erected upon the land or on any build-
ing or structure thereon except in compliance with the herein-
oefore described plans and specifications and further subject to

tne satisfaction and approval of the Municipal Planner.

Off-street parking and loading spaces shall be pro-
vided, located and constructed in accordance with the herein-

before Gescribed plans and specifications and further subject

to the satisfaction and approval of the Municipal Planner.

Subdivision:
8, No land shall be subdivided except in compliance
with and according to the plans and particulars set out in

Schedule "C” hereto.

Landscaping:

9, All landscaping, surface treatments, fences and
Screens shall be coustructed, located, provided and main-
tained in compliance with the hereinbefore described plans
and specifications and further Subject to the satisfaction

and approval of the Municipal Planner.

Utilities:

10. All utilities, including water, sewer, gas,
telephone and electricity shall be placed, provided and
constructed in compliance with the hereinbetore described
plans and specifications and further subject to the satis-

faction and approval of the Municipal Engineer.

Application of Provincial Building Code ete.:

il. All buildings an@ structures shall be constructed
strictly in compliance with applicable Municipal By-laws and

the Provincial Building Code.

Works, Construction and Desion:

12. To facilitate the use and development of the land,
