RECOMMENDATION: .That City Councl! direct the Clerk's Office
to prepare a bylaw rezoning Lot 4, D.L. 34,
Twp. 39, from RS-! to RM=~2.

COMMENTS:

1. This Is an existing- nonconforming duplex bulld! 3 that was
constructed before Introduction of the RT-! Two Family
Zoning District. ;

2. The property Is located next-door to another non-conforming
Tee . duplex bul tding. Also, the property does not meet the
- minimum size requirements of the Subdivision Bylaw and
Zoning Bylaw (soon to be amended). These two properties }
area located along a short street beside the Coquitiam River :
in the Hastings Street nalghbourhood.

3. AS these two properties have been In existence for some
time :1 is this report's recommendation that. City Council | ;
extend an-RM=-2 zoning deslgnation to them. The rezoning i
wil! have to be appifed after the Zoning Bylaw Is amended :
to remove the minimum lot slze provisions, so they will
conform, The RM~2 designation Is belng suggested rather
than RT-! as it does not have a requirement for a one black
separation between the bulldings.
