DISCUSS LON: The proposed development conforms with the zoning for the site ard, within the limitations of a gas station development, it does conform with design guidelines applicable to the Downtown Development Permit Area. The applicant has agreed to modify the free standing sign from an initially proposed height of 24 feet to 8 feet, as recommended in the Design Guidelines. Access and landacaping to this facility will be improved and so will the general appearance of it.
