RECOMMENDATION :

1. That this application be approved to proceed for rezoning from C-1 (Corner
Store) to CD (Comprehensive Development) under Section 963 of the
Municipal Act subject to: '

Satisfaction of Engineering Department requirements;

Satisfaction of Building Department concerns; and

Amendment of the Official Community Plan designation, from "u" Local
Commercial to "N" Neighbourhood Commercial.

BACKGROUND:

This application is to rezone the property at 920 Prairie Avenue from Cal
(Corner Store) to CD (Comprehensive Development ) to allow more Flexibility to
commercial and retail uses on the premises. (See Appendix I) The Area is —
designated “Local Commercial" in. the Official Community Plan.

A 3.0m x 3.0 m. corner cut-off at the north west corner of the site is
required to be dedicated as road. |

A portion of the existing wall located at the north west: corner of. the
site is to be removed from the newly dedicated road. allowance and a 1. 5 me
wide concrete sidewalk constructed to join the existing sidewalk
