Director of Community Planning SUBJECT: Rezoning Applicetion 14/82 780 Prairie Avenue RECOMMENDATION: That City Council direct the City Clerk's office to prepare a bylaw rezoning Lot ll, S.W.- Quarter, Sect 6; Twp. 40, Plan 4318 from A-i to RS=1 and RT~1. COMMENTS: 1. The subject property is an estate sized home lot north of Rae Street. This property recently was the subject of enforcement action by the City to remove an illegal suite. The applicant has removed the suite and made this application for an RT-1 Zoning which permits the suite as a legal duplex. 2, It is noted, that in addition to rezoning the praperty the applicant also intends to subdivide the property into three urban sized lots. . 3. This property is located within the A.L-R- and north-east floodplain. Oue to the property's size being less than .8 hectares (2 acres) it is not subject to the A.L.R. regulations (the property is less then .2 hectare, 1/2 acre in size). It should be noted, however, that the floodproofing requirements are applicable and will be imposed as part of subdivision approval. &. A recommendation that this application be carried forward to bylaw stage is being proposed. The rationals for the recommendation is this application is in an area which is already urban and the proposal will not encroach into larger A.L.R. parcels.
