BETWEEN: THE CORPORATION OF THE CITY OF PORT “COQUITLAM, a Municipal Corporation, pursuant to the "Municipal Act", and having its offices at 2272 McAllister Avenue, in the City of Port Coquitlam, in the Province of British Columbia, (hereinafter called the "Corporation") OF THE FIRST PART: THE ROYAL BANK OF CANADA, a Canadian Chartered Bank having offices at 1055 West Georgia Street, in the City of Vancouver, in the Province of British Columbia, (hereinafter called the "Applicant") . OF THE SECOND PART: WHEREAS the Applicant is the owner in fee simple of that certain parcel or tract of land and premises, situate ‘lying and being in the City of Port Coquitlam, Province of British Columbia, and more particularly known and described as: Lot Ninety-two (92), of District Lot 379, Group One (1), Plan 48259, New Westminster District, (hereinafter referred to as the "said lands"); AND WHEREAS the said lands are not of sufficient area to permit the applicant to provide the off-street parking facilities required by the" City of Port Coquitlam zoning By-law", currently in force;
