PKOJECT DESCRIPTION: The proposal comprises one storey retail in two commercial buildings within a total area of 11,320 fc °. Building A could accommodate six (6) retail units with total square footage of 6142 square feet. Building B can accommodate two (2) retail units within a total area of 5100 square feet. Access and egress to the project are from Fortress Drive and Confederation Drive. The parking Bylaw requires twenty-three parking spaces; thirty-four (34) parking spaces are provided. Loading - Bylaw requirements are two (2) spaces per commercial project; one space is provided. The Bylaw also requires two loading bays. Only one is provided. The site coverage permitted under C-2 (Neighbourhood Commercial) is 70%. The proposal as submitted has a site coverage of 31.5%. All yard setbacks comply with C-2 zone requirements.
