Kk COMMENDATION =

1. That this application be approved to proceed for rezoning from RS-1 (Large
Lot Residential) tm RS-1 (Large Lot Residential) and RT-1 (Two Family
Residential) under Section 963 of the Municipal Act subject to:

a) Completion of a subdivision design to the satisfaction of the
Director of Planning;

b) Satisfaction of Engineering Department requirements;

c) Satisfaction of Building Department requirements at the time of
Building Permit.

d) The project being subject to the 1993 rates for Development Cost
Charges; and

e) Registration of a restrictive covenant on the properties to
prevent new buildings from being converted to contain secondery
suites.

BACKGROUND:

This application is to rezone tue property at 3250 Fox Street from RS-1
(Large Lot Residential) to RS-1 (Large Lot Residential) and RT—1 (Two Family
Residential) to permit a 2 lot subdivision. The area is designated as
"Residential" in the Official Community Plan.
