Building Department: 1. The plans are lacking information and some building code igaues may require the plan to be altered. (The architect hag indicated that the exterior appearance of the buildings will not change). The plans are required to be sealed by a registered architect to engure the design, construction and occupancy ig in aceordance with all acts which are applicable under the British Columbia Building Code. A building code analysis is required by a regiatered architect and some areas of concern are; Bo Fire access routes (distance from entrance and gradients), Fire separation in commen parking areas. The City Bylaw requires these buildings to be sprinklered. The retaining wall adjacent to the lots on the west property line requires certification from & geo-technical and structural engineer, A no~build. restrictive covenant hag been registered against the property, and will not be removed util concerns about the retaining wall are satisfied. . Parks and Recreation: 1. Landscape design to be approved by Parks and Recreation Department. 2. Open space (green space) within development. Fire Department: No comments. R.C.M.P. Commenta: 1. Concerns that if the fire access lane from Shaughnesay Street to Mary Hill. Road is not blocked off, traffic will use it as a street. 2. There does not appear to be any designated play area for children. If a play area is incorporated, it should be close to the homes and not Ly the entrance to the development. : DISCUSSION: The proposal is for the development of 42 townhouse uits in 10 buildings. Nine of the ten buildings will each contain four units. Accesa to the development is from Shaughnessy St. Eighteen units in the four buildings closest to Mary Hill Road share an underground parking : structure. The 24 townhouses along the western property line, adjacent to the single-family houses on McPherson Drive, obtain access from a road behind the units. ITEM | PAGE
