1. The installation of new water, sanitary and storm service connections
to the newly created lot will be required.

2. A curb letdown will also be required. These will be installed at the
Building Permit stage by the City at the developers cost.

DISCUSSION:

The proposed two lot subdivision generally conforms to the Zoning Bylaw
requirements for the RS-—2 zone.

Approval of this Rezoning Application, however, would permit the creation
of two small single family lots in an area where larger lots dominate. The
character of the neighbourhood would be affected. It is therefore, recommended
that this application not be approved.
