THAT this application be approved to proceed for rezoning from A-l
(Agricultural) and RS-3 (Estate Residential) to P-1 (Public Institutional)
under Section 963 of the Municipal Act and for amendment of the Official
Community Plan designation from "Residential" to "Schools" subject to:

Completion of a design to the satisfaction of the Director of Planning;

Satisfaction of Engineering requirements;

Submission of landscaping plans to the satisfaction of the Parks and
Recreation Director; and

4, Satisfaction of Building Department requirements.

BACKGROUND s

The subject property is presently occupied by the Hagel Trembath
Elementary School. This application is for the development of a Citadel
Heights Middle School on the easterly portion of the 7695 square meter parcel.

‘The proposal is to build a middle school, grades 7, 8 and 9 for School
District No. 43. The middle school is to be placed at the east side of the
school property, with two new playing fields on the west side of the new
school, adjacent to the existing Elementary school playing field and the
existing Hazel Trembath Elementary School. Access to the development is
obtained from Citadel Drive. |

Fifty-nine parking spaces wil? be provided for parking for the Citadel
Heights Middle School. .
