THE CORPORATION OF THE CITY OF PORT COQUITLAM

BYLAW NO. 1964

A Bylaw to amend City of Port Coquitlam
Zoning Bylaw, 1979, No. 1651.

WHEREAS the Council may in a Zoning Bylaw, pursuant to
Section 716 of the Municipal Act, R.S.83.C. 1979, c. 290 (the
"Act"), divide all or part of the area of the municipality into
zones, define sach zone and regulate the use of tand, buildings
and structures within the zones;

AND WHEREAS in making regulations herein Council has. had
due regard for the considerations set out in Section 716(2) of
‘the Act;

NOW THEREFORE the Municipal Counci! of The Corporation of

the City of Port Coquitlam in open meeting assembled enacts as
follows: — . _

1. “The "City of Port Coquitlam Zoning Bylaw, 1979, No. 1651"
is hereby amended by the addition of the following as Section
198 thereof: : ;

"19B Building Per Parce!
''.(1) Except as provided in subsection (2), only one
"o> pudlding’ in which a dwelling unit or dwelling units
are located is permitted on each lot. ;

‘Whenever ‘an owner makes application for a building
permit to ‘construct a dwelling unit on a lot in a
one-family residential zone which atready has a
dwelling unit, and the owner makes application to: the
City for permission to occupy the existing dwel-lLing
unit during the construction of the new one, if sha! |
be lawful to have two dwelling units on-the lot

“simultaneously so long as the owner:’ ,

“(a) first enters an-agreement in ‘a form acceptable to

the City covenanting to demolish and remove the first

dwelling forthwith on comp!etion of the second

dwelling unit or at the request of the City,
“s whichever event jis earlier; and : . oe

(b) provides security In a form satisfactory to the
City In an amount sufficient to reimburse the City.
for all costs of so doing’ if the City causes the
first dwelling unit to be demolished and removed."
