DISCUSS ION:

The Official Community Plan encourages in-fill subdivision in built up
areas (Chapter 2. Residential Policies).

The subject property located in a built up single family residential area
and is large enough to permit further subdivision.

The creation of two new RS-2 lots, with the existing house remaining in a
third one should not detract from the character of the neighbourhood.

It is therefore, recommended that this application be approved subject to
the conditions noted in the recommendation section.
